1. Why should I use your service?
You spend a lot of time and money managing a marketing
program to market your clients listings and generate buyer
and sellers leads. As you gather these leads, you still need to
qualify them. Effectively, what you have done is committed
resources to grow your business.
Purchasing referrals from us helps you cut through the
expense of failed marketing efforts, both in terms of time and
money. What you get from us, are what you hope to get from
your personal marketing system - pre-screened, verified,
referrals. Now you can spend your time closing deals, not
managing your marketing plan.
It's just like what you tell your clients - real estate is what
you do full-time. Because of this, you will be able to stay
abreast of market conditions, trends, and the legal landscape
on a day to day basis. Your service allows them to live their
life, to do what they do. You'll handle the details and help
them navigate the waters of their transaction.
We do the same. We are your marketing partner.
2. How do you generate referrals?
We do what most top producing agents do. We run ads. We
also use the most powerful marketing tool available to
anyone - the Internet. By managing hundreds of websites,
and investing heavily on search engine placement and pay-
per-click (Google, MSN, Yahoo) advertising, our system
generates thousands of request for real estate services every
month.
What gives us an advantage is that we can use our national
buying strength to negotiate preferred pricing. This is what we
do - all day every day. Our team of dedicated, experienced
marketing professionals have specific backgrounds in the
areas of real estate, internet marketing, and publishing.
Again, you already spend the money marketing. With our
service, you're investing in a marketing system that is run by
full time professionals.
3. Why do referrals come to you instead of just calling a local
agent?
In today's marketing environment, consumers increasingly
begin their purchases by gathering information. They feel
more comfortable arming themselves before speaking with a
salesperson. One of the first places they go to do this is the
Internet. In fact, studies published by the Direct Marketer's
Association have found that 92% of people shopping for real
estate services will begin their search on the Internet.
Because we spend over $20,000 per month optimizing our
search engine rankings, our sites (we maintain over 300
websites and nearly 70,000 keywords) are very likely to
come up when a consumer makes a request. Because we are
positioned as an intermediary, someone not directly selling to
the consumers, their resistance is lowered when we speak to
them during our verification process.
Finally, the coup de gras. Consumers prefer working with a
referred agent rather than one they reach blindly by calling
on an ad. Then when they speak to us, they are informed that
they will be referred to a specialist in their area. An
interesting psychological fact occurs when the consumer is
referred. In their mind, a professional, not a salesperson, is
now serving them.
4. How much do you spend on advertising each year?
We spend hundreds of thousands of dollars in advertising.
5. Does your system generate seller leads?
Yes.
6. How?
Our most effective method for generating seller leads is by
offering free home evaluations and consumer information.
These services are promoted via websites and ad placements.
7. What makes you different than other lead generating
companies?
Other companies sell you leads. We provide you with
referrals. The difference is in our verification process. We
have systems in place that wash the list of inquiries our
marketing produces. This eliminates all the tire-kickers and
555-1212 phone numbers that other companies pass along as
leads.
The difference is quality. What would you rather have, 5
verified referrals that statistics show will result in 1 closed
transaction, or 100 stale leads that YOU have to sort through
in order to make 1 sale?
8. I get referrals from my broker. Why should I pay for them?
If you're saying that you have enough business and are not
interested in growing, that's wonderful. What we find when
agents tell us this is that they are swamped. A major
contributor to this feeling is that a significant amount of your
time is committed to managing your marketing campaign and
sorting through unqualified leads. If you're not interested in
promoting yourself or your business that's fine. Our guess,
however, is that even though your broker provides you with
leads, you are still doing some marketing on your own. The
point of that marketing is to generate business.
This is what we deliver. Verified referrals that are delivered
exclusively to you. We do the marketing, we do the verifying.
You simply provide the real estate services and close the
deals. Any guaranteed marketing program that promises to
return 10-times your investment is one worth considering -
don't you agree?
9. Will other agents receive the leads that you send to me?
Absolutely not. Our territories are exclusive to 1 agent. Other
marketing companies will sell a territory to multiple agents,
and you'll have to scramble to be the first one to contact that
lead. Kind of like standing in line to get a shot at a HUD repo.
10. How many territories can I have?
You may have as many territories as you can manage. We
ask that you do not stretch your coverage too much in order
to insure quality service to the referred client. However, you
are welcome to select any available territories within your
service area.
11. Does it cost more to have more areas?
No. You may have as many territories as are available for no
extra charge. Again, you are paying for each referral we
provide, the more areas that are exclusive to you, the more
referrals you will get.
12. Do I need to sign a contract?
No. IBG has always been a "Performance Based Marketing
Company" Our ability to make you money has always
ensured our clients stay loyal to our exclusive network. If you
are not satisfied all services can be cancelled with 30 days
written notice.
13. What happens when the funds in my account run out?
As you draw near to depleting your account, we will contact
you to make sure you are aware of this. Should you choose
to let it expire, the subsequent leads will be passed to the
next agent in the queue for your territory.
Due to the exclusive nature of our territories, we have agents
on a waiting list for many of our areas.
Internet Search Engines and Why They Matter
Q: What's an Internet search
engine?
A: An
Internet search engine is a tool that web surfers use to search the Internet.
Think of it as a Yellow Pages for Internet web sites, but much more advanced.
People type in words or phrases for which they wish to search, and the
search engine returns a list of web sites that match that word or phrase.
For example, a search for "online bookstore" might return web sites like
Amazon.com and Barnes and Noble's Web site. A search engine is a critical
tool in finding information, products and businesses on the web.
Q: How do I get to a search engine?
A: Each search engine has
its own web site that you can visit in order to perform searches. Search
engines are also built into AOL and into web browsers like Netscape Navigator
and Microsoft Internet Explorer.
Q: What's the difference between
a Search Engine and a Web Directory?
A: A search engine searches
all the sites on the web (or all the sites that it knows about on the web,
to be more precise). A directory only includes sites that have been reviewed
and accepted by a person. Search engines generally will find
more sites than directories, because search engines automatically add more
and more sites to their databases as they find them. But directories generally
have higher quality listings because these sites have been screened and
reviewed by a human being. Some search engines, like Google, Looksmart and
Yahoo combine a directory with a search engine for comprehensive search
results.
Q: What are the most commonly used
search engines?
A: There are a handful
of search engines and directories that account for the lion's
share of searches performed on the web today. Here are a few of
the most popular ones (in no particular order):
Q: How do I get my site listed in
the search engines?
A: If
there are multiple links from other web sites to your site, then your site
may already be listed in some or all of the search engines. Many search
engines send out 'spiders' or 'bots' that endlessly follow links from web
site to web site seeking out new pages to add to their index databases.
If your site is not yet listed in a specific search engine, then you can
generally find an "Add URL" feature on the search engine's home page that
allows you to request that your web site be added to the search engine.
Q: If I add my web site to a search
engine, will I get more visitors to the site?
A: Possibly, but not necessarily.
There are literally millions of sites on the World Wide Web, and several billion web pages! Search engines attempt to index as many sites
as possible, but generally only cover a small percentage of what's out
there. Even so, a search for "books for sale" on Google
returns over 3 million pages that match this search phrase! When a user
performs a search, he or she will generally only look at the first 3 or
4 pages of web sites that are returned (usually the first 20 to 40 web
sites). If your Web site does not show up in the first 4 pages for a particular
search word or phrase, then you might as well be invisible.
Q: Do high rankings in web site search
engines make a difference?
A: Yes! If your web site
is more visible in the search engines, then more people will find it. People
who search for specific businesses or products on the web are rarely 'just
browsing.' Users generally turn to the search engines when they have an
immediate need. If your site turns up in a search, then you will get the
call (or the e-mail) and you will get more business. One of our clients
noticed that their web traffic increased a factor of 300% once our newly
designed search pages were added to their site and indexed in the search
engines. These results will vary for different search words and phrases,
but we guarantee that you will get more visits to your site if you hire
us as your search engine optimization consultants.
